Compliance corner
An owner of a building with a compliance schedule must obtain annual written reports on the inspection, maintenance, and reporting procedures of the compliance schedule.
We will be requiring owners of building warrants of fitness, due after January 2023, to obtain reports (section 110 of the Building Act) on their compliance schedules. A reminder will be sent with the renewal notice.
Having good and up to date reporting manuals that align with the requirements of the compliance schedule helps independently qualified persons (IQP's) make decisions around issuing the building warrant of fitness and auditors to provide timely onsite inspections.
The time spent reviewing incomplete reporting manuals is costly for the building owner.
These reports should include:
- inspection reports that comply with each specified system listed on the compliance schedule
- a list of any maintenance repairs carried on the specified system e.g. service reports
- you can include suggested lifespan expectations to advise the building owner of impending end of life programs for installed systems.
