Delays in commencing or completing your building project

Important information about your issued building consent.

If you are unable to commence work within 12 months after the date of issue of your building consent please apply for an extension of time in advance (see link below).

A letter is sent to the contact person at 11 months advising that the 12 month point is nearing and requesting that you either apply for an extension of time or advise us that you know longer wish to proceed with the project. 

If we don’t hear from you we are obligated under the Building Act to lapse your building consent. If you wish to proceed with the project a new building consent will need to be applied for.

If an application for code compliance certificate has not been made within two years of the date that building consent was granted we are obligated under the Building Act to make a decision whether to issue or refuse the code compliance certificate.    

Letters are sent as above at varying stages reminding you of your obligation and advising to either apply for a code compliance certificate or request an extension of time.

If we refuse your code compliance certificate this does not restrict you from applying for one at a later date. We will take in to account factors such as durability of the material used when assessing future applications and additional inspection cost may be incurred.

Please note if the contact person or any other nominated person for your project changes please notify us so our records can be updated.

How and when to Request an extension of time for a building consent

  • When you are unable to commence work 12 months from issue date of the building consent or

  • When you are unable to request a code compliance certificate two years after the grant date of the building consent
