Research & Monitoring – Business Land Research
We are currently working to better understand business land needs across Dunedin. This includes an external retail trends analysis and internal assessment. The findings of both will be used to inform the Future Development Strategy and any potential changes to the 2GP.
The external retail trends analysis was conducted by First Retail, which engaged with various local and national stakeholders including developers, landowners, retailers and real estate agents. They supported their analysis with numerical data such as population and spending figures. The analysis provided insights into current and future retail trends and their likely impacts on land requirements. It concluded that Dunedin has sufficient land for retail, except in a few nuanced cases. It also states that while there appears to be demand for additional large format retail, there is little appetite from developers in the current climate.
The internal assessment covered all sectors of business land and gathered information through interviews with a range of businesses and organisations. The interviews identified the current state of land requirements and changes that could impact land use in the future. The assessment concluded there is no requirement for additional office, retail or campus space, however, there is currently a shortfall in industrial land with additional demand likely in the future. It also identified a growing demand for industrial land in Burnside, Fairfield, Green Island and Mosgiel.
