Telling us about exempt building work

As the owner, you can place a record with the Council on your property file about work you believe to be exempt from needing a building consent.

Its important you know notifications and plans supplied are not checked or inspected by the Council. It's your responsibility to ensure the work undertaken is exempt and complies with the building code and any other legislation (in particular the district plan), even if a building consent is not required.

We encourage you to submit your notification online using the Notify us about exempt building work form. From 1 July 2022 the fee for this service will be $82.50. 

If the building work is exempt you can still choose to apply for a building consent.

Discretionary exemption from building consent

We can use our discretion to exempt proposed building work from the requirement to obtain a building consent if it; complies with the building code, and is unlikely to endanger people or buildings.

We recommend talking to us for before applying for a discretionary exemption. 

We consider applications on a case by case basis and you need to know:

  • there is no statutory time frame for us to make a decision – so allow plenty of time for processing your application in your planning
  • there are no inspections carried out, and no code compliance certificate issued
  • the responsibility for compliance with the Building Act and code sits with the building owner
  • there is a processing fee - Building services general charges - Dunedin City Council
