Building or developing a property in Auckland

Framing, bricklaying, insulating, and painting are all key steps in the building process. But there’s more than meets the eye when building a new property. Before you get started, make sure you’re aware of the steps required for underground work such as plumbing and drainage.
If you’re planning to connect new or existing wastewater pipes to the public network, please remember you need to get network authorisation from Watercare. For most standard wastewater connections, you will need to complete an application form and make full payment before they start work.
For developers planning to connect new public pipes to the network, you need to have an engineering planning approval (EPA) from Auckland Council and a letter from Watercare confirming that you can connect to the wastewater network. The letter will include your application number which you can pass on to your registered drainlayer.
For property owners, builders or drainlayers planning to connect a house or a property, you must have stamped site approval from Auckland Council and drainage plans as part of the building consent. Then you can apply for either a domestic or commercial connection. Upon successful application, you will receive a letter from Watercare confirming that you can connect to the wastewater network.
It’s important that you understand your rights and responsibilities when building a new property. For example, if you are a first homeowner, make sure you’re clear with your building partner that a Code of Compliance Certificate (CCC) has been issued and establish who is responsible for payment in the contract.
